Pre-Purchase Get all the facts before you decide to purchase. You should be aware of the condition of all the components and systems of the home and expect to know what is nearing the end of its life expectancy. The inspector may find issues to help you, as the buyer, make an educated decision and possibly negotiate any costly repairs. Pre-Sell Are you looking to place your home on the market? Before you do, let us inspect it. This informs you of the current condition of your home as well as providing you the opportunity to proactively make any necessary repairs. This not only can help make the sale of your home quicker and easier, but also make your home more marketable. New Home New homes are expected to be perfect, right? There aren’t many major problems found in new homes, but there are usually a few minor problems that, collectively, can become a nuisance. Whether the problem be big or small, sometimes it may be difficult to get rectified after closing. Having the home inspected prior to closing will help give you the peace of mind you need, so all you need to worry about is if your draperies look great with the decor. Warranty Have your home inspected before the builders warranty expires. Many builders offer a 12 month warranty. When your 6-8 months into your new home, call for a home inspection so if there are any issues, you will have 4-6 months to allow the builder to rectify any issues before your 12 month warranty expires. This can help eliminate any future, unnecessary repair costs. Maintenance For the homeowner who's not in a real estate transaction and does not intend to be, have your home inspected in order to stay current with the conditions of your aging home. This is a full inspection in which, you take your own notes as the inspector covers the home from top to bottom/inside and out and answers any questions or concerns you have. Keeping up with your home’s health may save you from having to make any major or costly repairs. System or Component Occasionally, there is a system or component of your home that is not functioning properly or appears to have a defect and you want to know the severity of the problem and if it is of any major concern.
